Common questions

Know what
to expect.

Practical answers before, during and after your inspection.

How long does a home inspection take?

Allow approximately two to three hours for a typical single-family home. Larger, older or more complex properties and added services may take longer. We confirm the expected timing with your appointment.

When will I receive my report?

Our target is within 24 hours of the inspection. The expected delivery time is confirmed before your appointment. Laboratory results and specialist testing may take longer.

Can I attend the inspection?

Yes. Buyers and homeowners are welcome to attend, subject to property access arrangements. A walkthrough near the end is a useful time to discuss findings without interrupting the inspection.

What is the difference between a full inspection and a 4-point inspection?

A full inspection evaluates the home's accessible major systems and components. A 4-point inspection is focused insurance documentation for the roof, electrical, plumbing and HVAC systems. A 4-point inspection is not a substitute for the broader evaluation.

What does wind mitigation cover?

Wind mitigation documents observable features such as roof covering, roof deck attachment, roof-to-wall connections, roof shape and opening protection. Eligibility for discounts and acceptance of the documentation are determined by your insurer.

Do thermal imaging and drones see everything?

No. Infrared cameras show surface temperature patterns; they do not see through walls. Moisture readings help investigate suspicious areas. Drones provide aerial views where appropriate, but access, weather, airspace and visibility affect their use. Each tool supports the visual inspection.

What should be ready before the appointment?

Arrange permission to enter, working utilities and clear access to the electrical panel, HVAC equipment, water heater, attic opening and other inspection areas. Provide gate codes and any known access restrictions when requesting your appointment.

Does the inspection include a pool?

Pool and spa inspection is available as an additional service. Select it when requesting your quote so the time and scope can be included.

Is the inspection a guarantee or a code-compliance certification?

A home inspection documents visible and accessible conditions at the time of the visit. It does not guarantee future performance or certify every component's compliance with building codes. The inspection agreement explains the scope and limitations.

How does booking work?

Submit the property details, service and preferred date. You will receive an on-screen acknowledgment and request reference. BB Home Inspectors then confirms availability, the final price and the inspection agreement directly. Your preferred date is not reserved until confirmed.
